How it works
Tell us where the corridor already pays you
Send the addresses or postal codes of your last 40 jobs, your average ticket and how many quotes you win. We sort them by side of North Road and by building type.
Get a plan tied to what is being built
We match your services to the towers, townhouses and storefronts the Burnaby and Coquitlam plans are adding, and write down the monthly cost before any work begins.
Speak to the person doing the thinking
There's no intake funnel and no handoff to a junior rep. Call, text or email; you'll talk to a senior strategist.

Websites for corridor businesses
A fast site that names the corridor's real places and makes calling, texting or emailing you the obvious next step.
The Burquitlam–Lougheed corridor is one of the few places in Metro Vancouver where you can watch a market being built in real time. Cranes go up near the stations, a mall turns into a neighbourhood, and thousands of new households arrive needing a plumber, a painter, a cleaner and a locksmith they have never heard of. Burquitlam.Agency helps the trades and local businesses that serve this corridor get found by those people first, and keep them.
A market being built in phases
The short version: demand here grows in steps, not in a smooth line, and your marketing should follow those steps.
On the Coquitlam side, the Burquitlam-Lougheed Neighbourhood Plan focuses growth around the SkyTrain stations and along the North Road / Clarke Road corridor, with heights stepping down away from them. Its current version also notes that the 2023/24 provincial Transit Oriented Areas legislation allows more development near the stations than first planned. The new homes never arrive evenly, though. A single tower can hand over a few hundred suites in one season, and then nothing completes nearby for a year.
On the Burnaby side, Lougheed Town Centre is one of the city's four Town Centres, guided by its own plans listed on Burnaby's community plans page. The former Lougheed Town Centre mall now goes by The City of Lougheed, and its core area has a master plan of its own.
For a business owner, that means three practical things:
- Timing matters. The months after a building completes are when new owners choose their regular trades. Being invisible then costs years of repeat work.
- Building type matters. Tower suites, townhouses and older detached homes need different trades, decide differently and respond to different messages.
- The boundary matters. North Road splits the corridor between two cities, and customers rarely care which side you are on. Google, on the other hand, pays attention.
What we do for corridor businesses
We run five kinds of work, and most clients need two or three of them, not all five. The services overview explains how to choose.
- Two-city local SEO, so you show up in map and organic results whether the searcher is in Burnaby or Coquitlam.
- Corridor-fenced Google Ads, drawn tightly around the streets you can reach between jobs.
- Move-in marketing for new towers, aimed at the first months after a building opens.
- Strata and property-manager vendor marketing, for the councils and managers who choose vendors for whole buildings.
- Websites for corridor businesses, built to turn a visit into a call, a text or an email.
A worked example you can check
Say you run a small plumbing outfit and your average service call is worth $450, with about 40% of that left after parts and wages. Each job then contributes about $180.
Now picture one new building near Burquitlam Station handing over 300 suites. If only 10% of those owners need a plumber in their first two years, and you win a third of those, that is 10 jobs, or about $1,800 in contribution. That number sounds small until you remember that a customer who trusts you calls again, refers a neighbour on the same floor, and mentions you to the strata manager. Multiply by the dozens of buildings the plans allow and the arithmetic changes.
We use this kind of sum to set your budget ceiling. If a new customer is worth $180 the first time and much more over three years, you know what you can afford to pay for a lead, and you stop guessing. The pricing page shows how our fees fit into that calculation.
Honest about who we are
We are a marketing and consulting team, not a contractor. We don't install, repair, clean or service anything, and we don't resell your leads to competitors. Burquitlam.Agency is part of the Sedighi.ca and SAZ.ca group of companies, a Canadian group headquartered in Vancouver, BC, and the work is led by Ali Sedighi, MBA, who has more than 17 years of digital marketing experience. You can read more on the About page.
Our published numbers come from heating and cooling clients, so we label them as results from our HVAC work. For example, GasBoilers.ca serves 26+ BC communities and holds a 5.0★ rating from 76+ Google reviews, and BCWide.ca reached 3× leads in 90 days. The results page explains what transfers to a plumber, cleaner or renovator in the corridor, and what doesn't.
Where we work
Our coverage is the corridor itself, on both sides of North Road, plus the neighbours its customers move between: Port Moody, New Westminster, Austin Heights, Maillardville and Cariboo Heights. The areas page walks through each part, including housing types and the business districts around Burquitlam Plaza, Austin Road and The City of Lougheed.
If you want a second opinion before spending anything, the guides are free and practical, starting with how to set up listings across two cities. When you're ready to talk, call, text or email. You'll reach a person who already knows where North Road is.

Frequently asked questions
What is Burquitlam.Agency?
It is a Canadian marketing and business consulting service for trades, home-service and local businesses in the Burquitlam–Lougheed corridor. Ali Sedighi, MBA, leads it, and it sits within the Sedighi.ca and SAZ.ca group, a Canadian group run from Vancouver, BC.
Do you do the plumbing, wiring or renovation work yourselves?
No. Nobody here picks up a wrench, a drill or a paintbrush for a client; we're not a contractor. We plan and run marketing for your business and advise you on how to grow it, and every job stays yours.
Why focus on such a small area?
Because it is changing faster than most of Metro Vancouver. Coquitlam's neighbourhood plan focuses new growth around the SkyTrain stations and along North Road, and a business that is visible early tends to keep the customers who arrive.
My business is in Burnaby but half my jobs are in Coquitlam. Is that a problem?
It is the normal situation here, and it is the main reason this site exists. We set up your listings, pages and ads so that searchers on both sides of North Road can find you without you pretending to have two offices.
What does it cost?
Trades.Agency plans start at $1,999 a month on month-to-month terms, or $1,499 a month if you pay annually, plus 5% GST. Ad spend is separate and goes directly to Google. Eligible trades businesses get the first 30-minute consultation free.
Your case studies are heating companies. Why should that matter to me?
They are results from our HVAC work, where the group's portfolio began, and we present them that way. What carries over is the method: picking a reachable service area, building local proof and measuring calls rather than clicks.
